About Deep Brook Harbor

 

Deep Brook Harbor consists of 32 homes on 36 acres on River Boulevard, bordered by the Connecticut River and Deep Brook.  The homes were constructed between 1983 and 2001 under Connecticut's Common Interest Ownership Act, commonly known as Condominiums.  

Unlike many condominiums in the area, at Deep Brook each home is a "stand alone" residence with the owner only holding title to the land underneath the dwelling.  Generally, all other land is held as Common Element and Limited Common Element with the Common Element managed by the Association on behalf of all the residents. What that means is that Unit Owners do not have to cut grass, tend to lawns or shovel snow. Of course, Unit Owners have certain areas around their units where they are free to have their own plantings and gardens.

From the start, the number of homes was limited to 32 and no additional residences will be constructed. It is a great combination of condominium living but with the privacy of “stand-alone” residences, wooded areas, interesting river and water views with open spaces throughout the community.

 

Falkenthal, Pratt and Associates of Simsbury, Connecticut originally served as the creative architectural designers and construction managers with site planning by Johnson and Richter along with consulting architects Schadler & Dragat. 

 

The homes can best be described as "New England Contemporary" featuring classic gable and saltbox forms with cedar siding and large windows to take in the surrounding areas.  Many homes have views of the Connecticut River and other homes have views of the ponds or the Deep Brook.  

 

Prior to construction, the area was a turf farm but now the area is shaded by the many trees that have grown tall since the early 1980s. The original site plan from the early 1980s is shown along with an aerial photo showing many of the constructed Units from 2001.
